REAL TRENDS Housing Market Report – October 2010
Mixed news on housing front for September 2010 — The REAL Trends Housing Market Report for September 2010 showed that the annualized rate of a combination of new and existing housing sales increased to 4.65 million from the 4.06 million recorded in August 2010. However, overall housing sales fell for the third month in a row when compared to the same period a year ago. September unit sales fell 16.4% from September 2009. The average price of all sales increased 5.4% from September 2009. Housing unit sales for all regions fell in the last twelve months with the Northeast showing the greatest decline of 22.4% followed by the Midwest which saw unit sales fall 22.2% from September 2009. The West had the smallest decline with a decline of 11.5%. Average prices of homes sold in September 2010 increased 5.4% compared to August of 2009. Every region showed increases in the average price with the Midwest showing the greatest improvement with an 11.8% increase in the average price of homes sold. The South showed the smallest increase at 1.2% improvement. “The good news is that the annualized rate of sales was greatly improved from the two prior months where housing sales touched on a 15 year low. Also prices continue to show improvement across the board,” said Steve Murray, editor of the Real Trends Housing Market Report. “The downside is that on a year over year basis housing sales continue to fall. We expect that the unit sales rate will continue to show year over year declines for the remainder of the year as the 2010 results will be compared against sales that took place during the first wave of tax credit fueled housing sales in the fourth quarter of 2009. Coldwell Banker Distinctive Properties has seen the high-end start to move. Our office closed (last month) on the first home to sell in Golden Eagle in over 4 1/2 years ($3.5M). We’ve placed two other Mid-Valley properties undercontract – one in Golden Eagle, which had multiple offers and another home in Gimlet-both in the $2M range. We are moving in the right direction.
